    Initial Assessment & Promo Update

First, kindly inform me of your preferred location, unit type, and budget so I can provide you with the latest promos and discounts. Please note that offers may vary monthly.

We may also schedule a free Zoom presentation where I will walk you through the complete project details and payment options. This helps ensure that you choose the unit that best matches your goals and requirements.

    Reservation & Schedule of Payments

Approximately 10–15 business days after reservation, you will receive an email containing your official Schedule of Payments.

    Account Enrollment & Monitoring

You may enroll your Contract Information Number in the SMDC Account Manager App to conveniently monitor your account and make payments anytime.

    Contract to Sell (CTS) Delivery

A hard copy of your Contract to Sell (CTS) will be delivered to your preferred mailing address.

Kindly sign the documents and return them to our Head Office.
SMDC provides free courier service, and complete instructions will be included in your CTS package.

    Home Loan Assistance

Around six months before your balance becomes due, I will connect you with trusted account managers from our partner banks to assist you with your home loan processing.

    Loan Approval & Turnover Notification

Once your loan is approved and settled, you will receive a unit turnover notification.

    Completion

Congratulations! You are now an official SMDC Unit Owner. We look forward to welcoming you home and assisting you throughout your journey.

Within 10–15 business days after reservation, you will receive your Schedule of Payments via email.

    Account Monitoring

Enroll your Contract Information Number in the SMDC Account Manager App to easily track your account and make payments.

    Contract to Sell (CTS)

A hard copy of your CTS will be delivered to your address. Kindly sign and return it using our free courier service.

    Move-In Requirements

Turnover may be scheduled 30 days after completing all payments and documents, including:

  • Cleared payment milestone (5% for Filipinos / 10% for foreigners)
  • Signed 5-5-90 Checklist
  • Signed CTS
  • Complete PDCs or ADA enrollment for Filipino/Local buyers
  • Signed Deed of Undertaking (DOU) for foreign buyers not using PDCs/ADA
  • Required Deed of Undertaking

    Turnover Notice

Once all requirements are verified, you will receive your unit turnover notification.
